Florida's energy code allows a new home to leak up to 7 air changes per hour at 50 pascals (7 ACH50). Most new homes test between 2 and 5. Our tightest custom home to date tested at 0.5.

 

What It Means for You

A smaller A/C system that runs less, steadier humidity and fewer mold problems, less dust, pollen and attic air, and a quieter house.

 

Why It Matters in Tampa

Outside air here is hot and wet most of the year. Every leak lets in air your A/C has to cool and dry, so a tight house costs less to live in.

 

How We Build It

Every step is planned and checked, not left to chance.

1. Plan the Air Barrier

Before we frame, we decide where the air barrier runs around the whole house, including the roof, the floor and every transition between them.

2. Spray Foam the Roof Deck & Walls

Foam at the roof deck brings the attic inside the conditioned space, so the ducts and air handler sit inside the envelope too.

3. Test Before Drywall

With the walls still open we run a blower door test, mark every leak and seal it while it's easy to reach. Plumbing, electrical and vent openings all get sealed.

4. Fresh Air & Final Test

Homes this tight need mechanical ventilation, so we design fresh air in on purpose. The finished home is tested again by our sister company, Green Energy Services. Call or text 813-442-3815 to book a consultation.
